Retail banking and mortgage banking have traditionally been managed in relative isolation from developments in the capital markets. Bank management took a nominal value perspective because the loans were held by until maturity. The economicgains from consumer banking were identified as the margin between loans and liabilities plus mismatch profits from financing long term assets with short term liabilities in an upward sloping yield curve environment.
